Construction Project Management at Fortune Luxury Homes requires understanding, mastery and experience of contemporary management as well as knowledge of the design and build stages.

Basic elements of construction project management are: General Management, Special and experienced knowledge and Supporting directions. The functioning knowledge of General management and awareness of the knowledge domain related to the construction project is crucial and necessary. Supporting directions such as computer science also have an important role.

Construction project has certain set of phases which are:

A: Initiation, Feasibility and Preparation:

This is the starting point for associate and team members of a construction project to form, organize and come up with creative ideas by analysing locations to build, demonstrate the first set of standards for completion and establish that when the construction project shall be finished; since these findings will occur by meetings and communications between the construction project manager, architect and engineers to resolve any potential issues and future problems that may happen.

Then, with the coordination between architect and engineers (structural, mechanical, HVAC and…) the proposed building permit going to be submitted to the city (Municipality). 

B: Planning/Arrangement:

Now, the stakeholders have expended the plans for the project and finalized contracts and the rest of the required items, so the construction project manager can start putting together the execution phase (e.g., soil capacity test/report, drafting project timetable, setting up a construction project team and workers base). Some of the typical construction teams are Site supervisor, Safety manager etc.  

C: Execution/Implementation:

In this step, after obtaining the full permit drawings package from City (Municipality) and since machines/materials are delivered to the job site and as per timetable, the team is ready to start. The goal is to make sure that the project going smoothly and without any issues (but sometimes some unexpected things will happen, we are all human and subject to error); So, highly recommended to have a Risk Assessment in the project before starting the execution phase.

This stage along with inspection stages from City (Municipality). 

D: Observing/Monitoring:

In this stage, the construction project manager control(s): The quality of the job, tracking the cost and budget and monitor the progress of project goals (e.g., Are the project goals being met? Are we still on the budget? etc).

E: Closing/Warranty:

The construction project management has come to an end and after the final inspection, the occupancy permit has been issued by City, but there are some notes that you need to remember: Test everything, repair any deficiency and train the owner on how to use and maintain the new building.

Ensure that you keep all of the construction project documents for your records.

Once the owner moves in, the construction project management Warranty begins (It may start from the closing date).
